Rykasc Dco suits owners who want one firm accountable for design, construction and joinery, and who value programme certainty over separated tendering. We are the wrong choice for owners who need to tender one drawing set to multiple contractors, or who want purely a design service with no construction involvement.
What actually makes us different
Three companies under common ownership: the design studio, Rykasc Construction Sdn. Bhd. holding the CIDB G6 registration, and Timber Touch Woodworks fabricating the joinery. Most firms describing themselves as design and build subcontract at least one of those.
The practical consequence is narrow but significant. When a drawing and a wall disagree, there is no argument about whose responsibility it is, because both belong to the same company. That does not make us faster or cheaper by default. It makes us accountable, which is a different and more durable claim.
"You are more expensive than the contractor I got a figure from"
Quite possibly, if you are comparing a design-and-build scope against a construction-only figure. The two cover different things. One includes design, coordination, authority submission and supervision; the other prices building what somebody else drew.
The honest advice is to compare what each party is accountable for, and to ask each of them the same question: who resolves it, and at whose cost, when the drawing cannot be built as drawn.
"How do I know you are registered?"
Check us. JIDA maintains a register of member practices. CIDB Malaysia publishes a searchable contractor register. MIID lists its members. We would encourage you to verify every firm you are considering, including this one, rather than accepting a logo on a website as proof.
Any firm that becomes uncomfortable when asked for registration details has answered a different and more useful question.
"I live in Singapore and cannot supervise the site"
A significant share of our residential clients are in this position, and the founder practised in Singapore before establishing the firm. Structured reporting, dated site photography before concealed work is covered, and milestone sign-offs scheduled around your crossings are how those projects run.
What we will ask of you is to be present for material selection and for handover. Those two are genuinely difficult to do well remotely.
"Will the person who presents to me be the person running my project?"
You will be told the name of your site supervisor and the agreed visit frequency in writing before work starts. We are a small senior team rather than a sales layer with delivery behind it — between the four of us there is an architecture degree, two engineering degrees and over twenty years of construction project management.
When another firm would serve you better
If you need to tender one fixed drawing set to several contractors and compare like for like, you need a separated appointment. Design and build cannot give you that, and we would rather say so than take the project and disappoint you.
If your project is purely a design exercise, with construction handled by an existing facilities contractor you already trust, a design-only appointment from any capable studio is cleaner than engaging us for a structure you will not use.
Direct answers
- Do you take small projects?
- It depends on scope and scheduling rather than on a fixed threshold. Tell us what you are planning and we will say honestly whether we are the right fit — including when we are not.
- Can I use my own contractor with your design?
- Yes. Design can be commissioned separately from construction. You would then be responsible for coordination between the two parties, which is the tradeoff worth understanding before choosing that route.
- What happens if I am unhappy with the work?
- Raise it with your named supervisor immediately rather than at handover. Defects identified at handover are recorded and rectified, and the defect liability period covers what emerges afterwards in normal use.
- How many projects do you run at once?
- Deliberately few enough that the senior team stays involved in each. If our schedule cannot accommodate your timeline properly, we will tell you rather than stretch.
